EXCAVATING

CONCRETE

  • 8” thick 93” high poured basement walls, 4’ for garage
  • 4” concrete basement and garage slab
  • 3’ wide concrete sidewalk from the driveway to the front porch

INSULATION

  • R-40 cellulose ceiling above living area
  • 1/2” Atlas board sheathing on house walls.
  • R-13 forma-batt cellulose insulation. R-19 on two stories with 2” x 6” walls
  • 7/16” O.S.B. sheathing on garage & gables
  • Perimeter 2” x 4” basement stud wall will be insulated with R-11 fiberglass batts & covered with
    flame-proof visqueen.

    EXTERIOR SIDING

  • Triple 3” or Double 4” no maintenance vinyl siding
  • Triple 4” aluminum soffit, 6” aluminum fascia cover
  • Continuous aluminum gutters & down spouts
  • 15” shutters or window wraps on front windows or per plan

DOORS & WINDOWS

FINISHES

  • 1/2” drywall taped & sanded on walls
  • 1/2” C.D.drywall taped and textured on ceiling
  • Walls to be painted with O’Leary Ceramic latex wall paint. (Standard color selections)
  • Ceilings to be painted with one coat of flat ceiling paint (Standard Color)
  • Drywall garage ceiling & common wall unfinished
  • All base molding to be #1 pine colonial style stained & varnished
  • All windows to be #1 pine with #1 pine jamb extensions, #1 pine colonial stylecasing all trim to be stained & varnished to match doors
  • All double hung windows to have #1 pine window ledges. (Casement windows will be picture frame cased)
  • An allowance of $2.50 per square foot floor area for floor coverings & underlayment installed.
  • All two stories have solid oak or Beech angled rail with ballusters at the bottom (standard
    style & length per the plan).

    in which instance the MC would be omited.(If cabinets are by allowance the cost of these would be a part
    of the allowance).
